Project Overview

Veron Building Consultants was engaged by Plan Heritage Limited to undertake an external envelope condition assessment of The Cloud, a landmark event venue located on Queen’s Wharf in Auckland’s central waterfront. The building’s prominent coastal location and distinctive fabric‑based cladding systems required a specialist, technically robust assessment approach.

The project involved reviewing the condition and performance of the building envelope, including specialist cladding systems, steelwork, aluminium elements, and joinery, to support asset management, health and safety compliance, and long‑term maintenance planning.

Our Role

Veron provided building surveying and advisory services, delivering a comprehensive condition assessment and reporting package for the external building envelope. The engagement focused on identifying deterioration, defects, and performance risks, and providing clear, practical guidance to inform future remediation and maintenance decisions.

Approach

The assessment was undertaken through a combination of documentation review, coordination with the original cladding manufacturer, and detailed site inspections. Investigations included both ground‑level inspections and drone‑assisted surveys to safely and effectively assess high‑level and difficult‑to‑access areas.

Specialist cladding systems, including PES and ETFE fabric elements, were subject to technical review and laboratory testing where required. The assessment identified corrosion, damage, and deterioration across fabric membranes, supporting steelwork, aluminium claddings, and joinery elements.

Findings were documented in a clear, structured report, supported by photographic evidence and condition ratings. Coordination with maintenance contractors assisted in validating observations and ensuring recommendations aligned with practical maintenance and operational considerations.

Outcome

Veron’s reporting provided clear visibility of the condition and risks associated with The Cloud’s external envelope, supporting informed decision‑making around maintenance prioritisation, health and safety obligations, and long‑term asset planning.

The assessment delivered practical guidance to help extend the service life of the building envelope and mitigate future risk, particularly in the context of the site’s exposed coastal environment.
