Veron Building Consultants was engaged by a homeowner to undertake an independent assessment of completed residential building works and associated project costs. Concerns had been raised regarding the quality of construction, alignment with the consented design, and the validity of numerous variation claims that had significantly increased the overall project cost.
The engagement required a comprehensive review of the project documentation and completed works to establish an independent and evidence-based understanding of both the construction quality and financial position of the project.
Veron provided building surveying and quantity surveying services, including assessment of completed building works, review of consented documentation, evaluation of variation claims, and reconciliation of project costs. The commission also involved liaison with the design team to confirm design intent and assess the extent to which the completed works aligned with the approved documentation.
Our team undertook a detailed review of the building contract, consented drawings, contractor claims, invoices, and project correspondence. Site investigations and documentation reviews were completed to assess the quality and extent of the completed works and identify any inconsistencies between the as-built construction and the approved design.
A thorough cost assessment was then undertaken to evaluate the variation claims and reconcile all amounts claimed, paid, and outstanding throughout the project. This process enabled the establishment of an objective and evidence-based position regarding project costs and the extent of remaining works.
Veron’s investigation identified discrepancies between the completed works and the consented design, together with variation claims that were not fully supported by the available project records.
The assessment provided the homeowner with a clear understanding of the project’s technical and financial position, including an independent evaluation of construction quality, variation costs, and the estimated cost to complete the remaining works. The findings supported informed discussions between the parties and assisted in progressing resolution of the outstanding issues.
