The Result:

Project Overview

Veron Building Consultants was engaged by Auckland Council to investigate ongoing roof leaks and provide specialist building surveying advice for the Auckland Botanic Gardens Visitor Centre in Manurewa. The project progressed from an initial condition assessment and targeted destructive investigation through to design review, timber remediation oversight, and construction monitoring of the remedial works.

Our Role

Veron provided building surveying and construction monitoring services, including condition investigations, targeted destructive testing, development and review of the remedial scope of works, peer review of roof detailing and flashing design, oversight of timber remediation works, and monitoring of the construction phase through to completion.

Approach

Veron commenced the project by undertaking visual inspections of the three roof sections and carrying out targeted destructive investigations to identify areas of water ingress and determine the underlying causes of failure. Findings and recommendations were documented, including consideration of roof membrane options, compliance requirements, warranty implications and pathways for undertaking the work in accordance with the Building Act.

Following completion of the investigation phase, Veron developed and reviewed the proposed scope of works and undertook a peer review of the supplied roof and flashing design details. Particular attention was given to long-term durability, weathertightness performance and constructability.

During construction, Veron provided oversight of timber remediation works, including inspections of exposed framing, confirmation that remedial works had been completed in accordance with recommendations, and preparation of the final reporting and certification documentation. Construction monitoring was undertaken throughout the works, including progress site visits and reporting through to project completion.

Outcome

Veron assisted Auckland Council in identifying a practical and cost-effective remediation strategy that addressed the immediate roof leak issues while improving the long-term durability of the building envelope. Through a combination of building surveying expertise, design review and construction oversight, the project successfully progressed from investigation through to completion while providing a clear pathway for compliance and ongoing asset performance.
