Our senior practitioners are qualified architects, building surveyors (NZIBS, RICS), quantity surveyors (NZIQS), and project managers with extensive delivery experience. Director involvement is built into every stage, from your first briefing to final signoff.

Step 1

Integrity Briefing and Cost Validation

We begin with an Integrity Briefing led by a Director to clarify your objectives, budget, and risk appetite. Operational realities (tenant impacts, site access, regulatory context) are documented. QS prepares an early feasibility to define a realistic cost envelope. BS completes a highlevel risk audit, identifying compliance pathways and areas for targeted investigation, including moisture mapping or accredited onsite window testing. This stage sets practical boundaries around scope and spend.

Step 2

Technical Diagnosis and Cost-Right Strategy

We move to detailed diagnosis. BS uses building pathology to trace defects to root cause, combining methods like thermal imaging and opening up. For upgrades, we review emerging designs for constructability and compliance, managing regulatory risk early. We challenge inflated quotes and product-led solutions. QS independently prices alternatives, models staging, and verifies allowances. The outcome is a phased, value-driven plan: stabilisation, targeted remediation, and long-term renewal. We avoid the over-engineered standard, presenting proportionate options that achieve compliance and performance.

Step 3

Direct Oversight and Integrated Financial Control

Veron provides Project Management and Contract Administration with continuous QS and BS oversight. We set the programme, coordinate procurement, and administer contracts. QS reviews progress claims, tests variations, and keeps the live cost plan current, reporting forecast-to-complete. BS verifies workmanship against the consented design and Building Code, focusing on critical interfaces (windows, parapets). If site conditions change, we promptly assess options and present cost/programme/compliance implications. Digital tools (3D scanning, drone imagery) support accurate documentation and efficient delivery.

Step 4

Final Signoff, Compliance, and Future Assurance

Closure requires certainty. We manage compliance, assembling evidence for Code Compliance Certificates (CCC) and Certificates of Acceptance (COA). We finalise accounts transparently and provide a handover package with warranties and maintenance guidance. Post-remediation testing verifies performance. Forward planning, including maintenance calendars and staged renewal advice, helps ownership teams budget with confidence. The outcome is a durable, defensible result.
