Veron Building Consultants is currently engaged by Auckland Council to support investigation, documentation, and design works at Franklin The Centre, a multi‑use community facility constructed in 2007 comprising a library, arts centre, and community hall. The approximately 3,000 m² building features multiple roof types, complex junctions, and a history of moisture ingress and material degradation.
Accurate understanding of the existing building fabric was critical to support future remediation, compliance, and asset management planning.
Veron is providing a coordinated suite of services including building surveying, architectural design, quantity surveying input, and technical advisory support. The engagement spans comprehensive as‑built documentation, concept design, and progression through developed and detailed design toward building consent and delivery.
The project commenced with a detailed review of property files, historic drawings, building consents, and maintenance records, supported by site inspections of internal ceiling spaces and roof areas. Drone surveys were used to safely document inaccessible roof zones and complex junctions, ensuring accurate capture of existing conditions.
Veron prepared comprehensive as‑built drawings and digital models, identifying and documenting discrepancies between historic records and actual site conditions. These outputs provide a reliable technical baseline for design, compliance, and future maintenance decision‑making.
Building on the as‑built documentation, Veron has developed concept design options addressing differing remediation approaches for the building’s roof systems. Quantity surveying input has supported option testing and cost understanding. Progression into developed and detailed design, building consent, procurement support, and construction phase services is planned as stakeholder decisions are confirmed.
The project is currently progressing through design stages, with as‑built documentation and concept design complete. Veron’s integrated approach is providing Auckland Council with clarity, confidence, and a structured pathway to address complex roof and envelope issues in a cost‑effective and compliant manner.
