Project Overview
Veron Building Consultants was engaged by Port Nelson Ltd to undertake condition assessments of a large and diverse portfolio of buildings and structures across the operational port environment. The commission involved assessing the condition of approximately 50 assets, including industrial sheds, offices, workshops, amenities buildings, switch rooms, and specialist port infrastructure.
Given the scale and operational nature of the site, the project required a structured and coordinated approach to capture consistent condition data across multiple areas of the port estate.
Our Role
Veron provided building condition survey services including inspection, defect identification, and reporting across the full asset portfolio. This included the use of drone technology to safely assess elevated and inaccessible building elements, ensuring comprehensive coverage of roofs and external envelopes.
Approach
The project was delivered through a planned inspection programme across multiple defined port areas, allowing efficient coordination with ongoing port operations and minimising disruption. Inspections were undertaken over several days, with assets grouped geographically to optimise access and workflow.
Condition surveys comprised visual inspections of external and accessible internal elements, focusing on identifying defects, deterioration, and maintenance requirements. A consistent methodology was applied across all buildings and structures to ensure reliable data capture for asset management purposes.
Drone surveys were utilised to inspect roofs and elevated structures, reducing the need for access equipment while improving safety and efficiency. This approach enabled detailed observation of areas that would otherwise be difficult to access within an active port environment.
The scope included both Port Nelson operated facilities and externally tenanted properties, as well as standalone structures such as light towers and remote assets requiring specific access arrangements.
Outcome
Veron delivered a comprehensive dataset of building condition information across the Port Nelson asset portfolio, providing a clear understanding of asset condition and maintenance requirements.
The structured and consistent approach enabled Port Nelson Ltd to prioritise maintenance works, support long-term planning, and make informed asset management decisions across a complex and operational site.
