Veron Building Consultants was engaged by the Body Corporate for Luna Apartments, a multi-unit residential development, to investigate and address suspected weathertightness and building envelope performance issues. The building had experienced signs of moisture ingress and deterioration to external elements, requiring a comprehensive investigation to determine the extent of defects and inform an appropriate remediation strategy.
The project involved progressing from initial defect identification through to design, procurement, and delivery of remedial works within an occupied residential environment.
The engagement commenced with a detailed weathertightness investigation, including visual inspection of the building envelope and targeted intrusive testing at high-risk areas such as balconies, cladding junctions, parapets, window interfaces, and roof transitions. Moisture readings and limited opening-up works were undertaken to assess the condition of structural timber framing and confirm the extent of deterioration.
Findings were recorded in a comprehensive report supported by photographic evidence and defect mapping. The investigation identified deficiencies in cladding systems, waterproofing elements, and junction detailing, which contributed to moisture ingress and ongoing deterioration.
Based on the findings, Veron developed a remediation strategy tailored to the building. This included recladding works, localised and/or full substrate repairs, replacement of defective joinery interfaces, and improvements to waterproofing and drainage detailing. Architectural documentation was prepared to support the building consent application and clearly define the scope of remedial works.
Veron supported the procurement process through preparation of tender documentation, contractor evaluation, and cost planning. During construction, Veron provided project management and contract administration services, overseeing programme, quality, and cost control, while coordinating with the Body Corporate and residents to manage access and minimise disruption.
Veron’s structured and integrated delivery approach enabled the Body Corporate to progress remediation works with a clear understanding of the scope, risks, and associated costs.
The project resulted in a compliant, durable remediation solution that addressed the underlying causes of moisture ingress and improved the long-term performance of the building envelope. The works were delivered in a controlled manner within an occupied building, balancing technical requirements with stakeholder management.
