Project Overview

Veron Building Consultants was engaged by Health New Zealand to provide targeted technical support to Ward 22 at Middlemore Hospital, an older mental health facility undergoing internal refurbishment. During the refurbishment works, localised roof leaks were identified, requiring urgent investigation and a practical remediation response that would not disrupt the ongoing programme or exceed strict budget constraints.

The 1,030 square metre building features a complex roof configuration with multiple heights, internal gutters, downpipes, and overhead glazing units, all contributing to water ingress risk.

Our Role

Veron provided building surveying, architectural advisory, and technical support services focused on diagnosing the source of water ingress and developing a simple, compliant renewal solution that could be implemented quickly and cost‑effectively alongside the refurbishment works.

Approach

Veron undertook a targeted site investigation to identify the sources of roof leaks, focusing on internal gutters, downpipes, and glazing unit flashings. Existing building consent documentation was reviewed and coordination undertaken with the refurbishment construction team to ensure proposed repair works aligned with ongoing fit‑out activities.

A simple renewal design solution was developed, including overlaying new waterproof membrane to internal gutters and introducing targeted flashing upgrades at roof‑to‑wall junctions. Repair details were specifically designed to qualify as maintenance under Schedule 1 of the Building Act, avoiding the need for building consent and preventing programme delays.

Ongoing liaison with hospital facilities management ensured all solutions were compatible with existing materials, addressed non‑compliant details pragmatically, and met operational requirements.

Outcome

Veron’s rapid, coordinated response enabled critical roof repairs to be integrated seamlessly into the refurbishment works without disrupting hospital operations. The renewal solution addressed the immediate causes of water ingress, avoided unnecessary system replacement, and delivered a durable, cost‑effective outcome within the original budget.

By focusing on proportionate, compliance‑led renewal rather than over‑engineering, Veron supported programme continuity, budget control, and long‑term building performance for this critical healthcare facility.
