Protecting Investments: Identifying and Addressing Issues Through Leaky Building Inspections

Investing in a new property is a significant milestone in anyone’s life. Whether it’s the perfect home for your family or a viable addition to your NZ investment portfolio, safeguarding your investment is an incredibly important step that can help you make the right choice. Leaky buildings and their associated issues can be incredibly expensive to fix, so it’s vital that you understand the benefit of leaky building inspections before you buy your new building. If you don’t know much about leaky buildings, don’t worry; we’re here to help. Below is a summary of what leaky buildings are, their inherent risks and what you can do about them. Understanding Leaky Buildings A leaky building isn’t just a minor inconvenience – it can harbour significant structural problems, compromising the integrity of your property and posing potential health risks. Essentially, a leaky building is one where moisture is evident in the space between the exterior cladding and the interior walls. These buildings typically feature plaster-style monolithic cladding systems. However, buildings with timber weatherboards, concrete blockwork and metal composite panels can also leak if the construction methodology used is not in accordance with good trade practise. There are many design elements that can lead to leaky buildings, such as recessed windows, flat roofs with narrow or no eaves, penetrations through the claddings (i.e. pergola beams, rafters) and more. These issues can be identified during leaky building inspections. Unfortunately, leaky buildings come with many risks that could potentially compromise the internal living environment. Moisture might seem like a minor problem at first, but it can lead to dangerous mould and mildew growth. Additionally, weather tightness issues can sometimes lead to legal claims, which can be expensive and very stressful for everyone involved. The Importance Of Professional Building Inspections Building inspections, in general, hold great significance as they enable building owners and potential buyers to uncover concealed issues they might not have detected independently. Given the significant challenges posed by leaky buildings, the importance of thorough leaky building inspections is paramount. Often due to the time it takes for water to cause damage to the internal finishes, homeowners are not aware that their home is suffering from leaks until their home has considerable damage – and at that point, the damages are likely to be very expensive to fix. As a result, it’s crucial to take proactive measures to determine whether your building poses any potential risks as a leaky building, particularly if it has been constructed with a high risk cladding system. Collaborating with a Qualified Building Surveyor enables you to identify any issues with your building and address them promptly before they get worse. It’s important to recognise that even buildings that seem perfectly fine could have issues you cannot see. Even if there are no visible signs of weather tightness issues, leaky building inspections can provide valuable insight into the true condition of your building. The inspection process for leaky buildings will typically start with a visual inspection to identify potential problem areas, which in turn may require more invasive testing subject to the building owners requirements. Invasive testing can involve taking material samples, which will then be sent for analysis. If you engage a Qualified Building Surveyor to carry out a building inspection on your property or potential investment, they will inform you of any discovered issues. If issues are detected during our site survey, we are also able to provide advice with regard to likely repairs. The repair process may include repairs to the cladding or the underlying timber structure. This will likely involve creating a robust scope to repair, design plans and specifications, and building consent. Our team of skilled professionals can support you from the beginning stages of the process all the way through to the completion of the construction work. Although the complete inspection and subsequent repair process may appear burdensome, it ensures that the value is retained in your property. Identifying, addressing, and resolving these issues promptly through repair services and building condition inspections can mitigate potential future damage. Protecting Your Investments With Thorough Inspections Purchasing a new property is a big commitment, thus it’s essential to safeguard your investment and ensure it’s a sound decision. Condition building inspections are pivotal in uncovering potential risks and issues. The key to keeping your building in sound and a well maintained condition is to identify, and fix problems before they worsen. Even if you maintain your property well, issues can still occur due to things like weather events and general everyday wear and tear that requires repairs. Whether it’s cracks in the walls, water damage in your roof or problems with your foundations, a Building Surveyor can address any issues that you might not have noticed yourself. This not only helps you keep your building safe for your friends, family, guests, staff or customers, but it also helps you avoid expensive repairs in the future. Along with safeguarding against structural problems, building condition surveys are a very important part of reducing risks and making sure your building is compliant with New Zealand’s building regulations. Owning your own property is the goal of most New Zealanders; but it comes with risks and rules that you need to know about. For example, the New Zealand Building Code is a set of rules and regulations that NZ building owners need to understand and follow where required. If you break these rules, even if by accident, you could face penalties and fines and reduce the value of your property when you come to sell. An experienced Building Surveyor will make sure to keep up with the building code, and they’ll help you make sure your building is completely compliant with the law. Improving Property Value Marketability. Of course, your property’s value is linked to its physical condition and being fit for purpose. Regular building condition surveys, along with a well thought out long term maintenance plan, shows that you have a commitment to property care and can help you find more buyers if you ever want to sell your home or place of business. Creating Good Maintenance Schedules. Smart maintenance planning is crucial for taking care of your property. Building condition surveys give you valuable information about your building, helping you make informed decisions when taking care of your property. This info can be useful when creating a maintenance schedule and figuring out a good budget for your property management needs. For example, your inspector can highlight all the parts of your building that need the most attention when it comes to upkeep. This will allow you to focus on those specific areas when you’re creating your maintenance schedule. Overall, this will help you make sure your building maintains it value. Professional Guidance And Easy-To-Understand Reporting. Building condition surveys aren’t as easy as walking through a building and pointing out what’s wrong, you’ll need a well-trained professional with a keen eye to spot problems that you’d most likely never notice yourself. They’ll be able to pinpoint issues that would not be evident to the average person, and then they’ll explain what they are in a way that anyone would be able to understand. The Role of an Expert Witness in Building Surveying

The world of building surveying demands not only technical prowess but also a keen understanding of legal intricacies. Here we look into the pivotal role building surveyors take as expert witnesses, ensuring fairness, clarity, and integrity. 1. Bridging the gap between law and construction: Imagine a construction-related dispute going to court. The intricacies of building codes, regulations, and industry standards can be overwhelming for those without a background in construction. As an expert witness, a seasoned chartered or registered building surveyor with their deep understanding of both the technical and legal aspects, steps in to articulate these complexities in a manner accessible to legal professionals and judges. Their testimony provides clarity on technical matters, helping the court make informed decisions. 2.  Unbiased evaluation: One of the hallmarks of an expert witness is their commitment to objectivity. They are not advocates for one party or another. Through in-depth analysis and evaluation, expert witnesses present an unbiased perspective, they aid the court in arriving at fair and just conclusions. 3.  Investigation and reporting: An expert witness begins their journey with a thorough investigation. Whether it’s a dispute over structural integrity, building defects, or compliance issues, they meticulously examine the evidence, often producing detailed reports that serve as invaluable resources in legal proceedings. These reports are based on the highest standards of professional integrity. 4.  Mediation and resolution: While some legal proceedings that professional building surveyors assist in do end up in court, their influence extends to alternative dispute resolution processes as well. Mediation and arbitration benefit from the nuanced understanding and mediation skills that expert witnesses bring to the table, often facilitating swifter and more amicable resolutions. 5.  Continuous professional development: To serve effectively as expert witnesses, building surveyors engage in continuous professional development. Staying up to date with the latest industry trends, legal precedents, and technological advancements is crucial for offering testimony that is not only accurate but also reflects the current state of the industry. Elevating Construction: The Power of Drone Surveys

In the ever-evolving landscape of surveying and construction, technology is becoming an indispensable ally, revolutionising traditional Building Surveying practices and enhancing efficiency. One such innovation is the use of drone surveys and how they are reshaping the way we approach surveys, here’s how: 1. Precision Drone surveys provide a bird’s-eye view of buildings, offering unparalleled precision and accuracy. Equipped with advanced imaging technology, drones capture detailed and high-resolution aerial photographs, allowing our surveyors to obtain a comprehensive overview of the site. 2. Time & Cost Efficiency Time is money, and in construction, efficiency is key. Drone surveys significantly expedite the surveying process compared to traditional methods. With the ability to cover large areas swiftly, drones reduce the time required for data collection and analysis. The use of drones also eliminates the need for scaffolding and other potentially expensive access equipment. 3. Enhanced Safety Building surveys, particularly roofs, often pose safety challenges. Drones eliminate the need for personnel to navigate potentially hazardous terrain, minimizing the risk of accidents. 4. Accessibility & Adaptability Drones are agile and adaptable to project access challenges. Whether it’s a large-scale construction site, a remote location, or a complex structure, drones can access and survey areas that might be challenging or impractical for traditional surveying methods. Drone surveying offers a safe and cost-effective method of building and roof inspection, removing the need for scaffolding and other expensive access equipment. We utilise industry-leading technology to identify defects and areas that require closer inspection, our surveyors then provide a detailed report including high-definition photos. Our drone pilots are 101 certified and can arrange authorisation to fly in controlled areas if required. We recently put these benefits into practice by using a drone survey to identify defects and maintenance requirements at The Cloud, located on Queens Wharf in Auckland’s CBD. Due to The Cloud’s shape and size the drone cut the survey time down and provided a detailed condition assessment. For more information on drone surveys, please get in touch

Veron & Assistance Dogs New Zealand Trust

Introducing Wren – our sponsored assistance dog Wren was born in December 2017 and is currently in formal training to become an assistance dog with Assistance Dogs New Zealand Trust (ADNZ).  Watch this space for updates on Wren’s progress. The ADNZ Trust was founded in 2008 by Julie and Rick Hancox after Julie left the field of a prominent service dog organisation.  During her career in this field, she came across people that had various disabilities that did not receive the same access to service dogs.  There was nowhere for people with disabilities such as Autism, Down Syndrome, Cerebral Palsy and Diabetes to go to obtain a dog to assist with their disability with legal public access rights.  After being introduced to families bringing in dogs from the US to assist their children with Autism Spectrum Disorder, Julie took on the challenge of creating an organisation in New Zealand to cater for this gap of service in our community. Veron are proud to continue our support of the important and much-needed service the team at ADNZ Trust provide. If you would like to sponsor a puppy of your own or maybe you are able to help care for and raise a puppy via the Puppy Development Programme, get in touch with ADNZ Trust to find out how:  https://assistancedogstrust.org.nz/

Company Misrepresents Cladding System

As a result of Veron’s expert advice, New Zealand’s Commerce Commission have been successful in pressing charges against the misrepresentation of an external wall cladding panel system With a shortage of housing stock, rising construction costs and the need to meet recently amended fire regulations, the New Zealand construction industry is often exposed to new untested products and systems from abroad.  Unfortunately, not all of these products are suitable for our specific New Zealand climate conditions leading to failure and extensive repairs required. As featured on One News in May 2018, Global Fibre8 Limited (GF8) supplied such a sub-standard cladding panel system to the market, promoting it as being “resistant to fire, moisture, earthquakes, termites, cyclone and harsh weather”.  For at least two new-build home owners who purchased and installed the KT3 system on their new homes, cracks started appearing in the cladding shortly after it was installed.  This was the beginning of many issues with the product itself and frustrations in dealing with GF8 to get these issues resolved. Veron were engaged by one of the affected families to carry out an investigation to identify key defects with the K3T cladding panels.  Our experienced building surveyors’ independent advice assisted our client with their successful legal recourse. This year, New Zealand’s consumer “watchdog”, the Commerce Commission, has filed eight representative charges against GF8 and its sole shareholder under the Fair Trading Act, as reported by the New Zealand Herald.
